Estate Housing

A considerable number of clients have appointed the practice to prepare housing layouts. In most cases, the sites are located within an existing settlement and whilst a client may have a specific brief in terms of the number and type of dwellings to be built guidance is often required ensure that the new homes pay proper respect to any noteworthy features on the site and merge seamlessly with their surroundings.

The practice has also gained a reputation for the effective use of land utilising its skills for maximising the amount of development that can be obtained on a site having regard to local planning authority policies and standards.

Projects

Cook's Shipyard, Wivenhoe
Aikens Village, Stepaside
Dublin Road, Kilminchy
The development consisted of the erection of 36 dwellings with an access directly onto Dublin Road in Kilminchy on the eastern fringe of Portlaoise.

The site had an area of 1.13ha. of land which had been cleared of the previous buildings.

Importantly, the development permitted the opening-up of two adjoining sites that were zoned for residential purposes. The arrangement also allowed for the safe management of traffic from the zoned lands by restricting the number of junctions onto the main highway. Without the proposed development taking place, both areas of land would become sterilised.

The dwellings were designed in a contemporary style which is given visual expression by the use of clean, unembellished lines, strong geometric forms and the use of bright, light colours in the materials of construction. The overall impression is of a group of dwellings that have a human scale; are well-proportioned and achieve the effect of visual repose and calmness.
