Estate Housing

A considerable number of clients have appointed the practice to prepare housing layouts. In most cases, the sites are located within an existing settlement and whilst a client may have a specific brief in terms of the number and type of dwellings to be built guidance is often required ensure that the new homes pay proper respect to any noteworthy features on the site and merge seamlessly with their surroundings.

The practice has also gained a reputation for the effective use of land utilising its skills for maximising the amount of development that can be obtained on a site having regard to local planning authority policies and standards.

The site comprised a long parcel of land of about 0.78ha. in area which formed the eastern side of Roselawn - a development of 19 detached bungalows being on the opposite side of the road. The town centre of Portlaoise is situated within walking distance and the railway station with direct links to Dublin and other major settlements is located at a distance of about 500m.

Having regard to the location of the site close to shops and services it was decided to prepare a scheme consisting of 62 apartments in blocks of 2 and 3 storeys in height. There was a basement for car parking and 5 communal roof terrace areas to provide amenity for residents which achieved an extremely efficient use of the land.

It was decided not to mimic the existing character of development in the immediate vicinity, particularly as it was not of a high standard. Instead the design objective was to prepare an innovative and contemporary scheme which would create a sense of place and provide a more attractive and interesting living environment.
